Where We Plow in Pickering
Pickering's commercial properties sit along a handful of corridors: the plazas on Kingston Road, the retail and office lots around Pickering Town Centre, Brock Road north and south of the 401, and the light-industrial units around Bayly Street and Squires Beach. Our crews come east from our Scarborough yard along the 401 and Kingston Road, so these corridors are a short run from the rest of our commercial routes.
Lots near the lake take heavy, wet snow, and open plazas drift back in after the plow passes. That is why the site walk matters: we look at where snow can be pushed and piled without burying stalls or blocking sightlines at the entrance, and that plan goes into your written scope.
Sidewalk rules in Pickering are not the same as in Toronto. Before you budget, read who clears the sidewalk snow in Scarborough, North York and Pickering.

What's in a Pickering Seasonal Snow Contract
Commercial snow removal is booked by the season only. No per-visit or per-storm pricing.
Lot plowing
Drive lanes, parking stalls, and fire routes plowed with our plow trucks whenever snowfall reaches the trigger depth written into your contract.
Walkway & entrance clearing
Storefront walks, entrances, steps, and accessible ramps cleared by hand where a blade can't reach.
Ice management (scoped add-on)
Salting and de-icing are never bundled in by default. If you want them, we scope the surfaces at the site walk and price them as their own line.
Written seasonal scope
One seasonal price for November through April, with every surface, the trigger depth, and the add-ons spelled out before the first snowfall.
Site walk first
We walk the property with you before quoting: lanes, islands, curbs, drains, and where snow can be pushed and piled without blocking stalls.
Service log
Each visit is recorded with the date, time, and work done, so you have a record on file if anyone ever asks what was done and when.

For property managers
The Paperwork Your Board or Owner Will Ask For
Dawn Till Dusk has been run by Ted since 2011. Commercial clients deal with one contact from the site walk to the last visit in April, and the scope you approve is the scope we work to.
- Certificate of insurance on request, before you sign
- Written seasonal scope agreed before the season starts
- Site map marking push and pile areas
- Before-hours routes and storm monitoring
- One contact for the whole season
How It Works

Site walk
Free walk of the property with you or your site contact. We measure what needs clearing and agree where snow goes.
- 02

A seasonal price with the full scope in writing: surfaces, trigger depth, and any ice management you add.
- 03
On the route
Your property is placed on a before-hours commercial route and logged on every visit through April.
Commercial Snow Removal in Pickering: Questions
Do you offer commercial snow removal in Pickering?
Yes. We plow and clear small plazas, condo and townhouse complexes, office, medical and church lots, and small industrial units across Pickering, including properties along Kingston Road, Brock Road, Bayly Street and Liverpool Road. Send the address and we'll arrange a free site walk.
How is commercial snow removal priced in Pickering?
By the season only. After the site walk you get one written price for November through April based on lot size, walkway and entrance length, your trigger depth and any ice management you add. We don't offer per-visit or per-storm pricing for commercial properties.
Is salting included in the contract?
No. Salting and de-icing are scoped at the site walk and priced as their own line in your contract, so you can see exactly what you're paying for. You choose the surfaces: lots, walkways and entrances, or both.
What size of property do you take on?
Properties our plow trucks handle well: small plazas and retail strips, condo and townhouse complexes, office and medical lots, churches, and small industrial units. We don't run loaders or truck snow off-site, so big-box lots and large industrial yards aren't a fit. At the site walk we agree where snow can be pushed and piled on your property.
Can you provide a certificate of insurance?
Yes. Dawn Till Dusk is fully insured, and we provide a certificate of insurance on request before you sign.
Who has to clear the sidewalk in front of a Pickering business?
That depends on the municipality, the property and often the lease. Pickering's rules are not the same as Toronto's, so we wrote a plain-language guide, Who clears the sidewalk snow in Scarborough, North York and Pickering, on our blog. If the public sidewalk is your responsibility, we can add it to the written scope.
When should we sign for this winter?
In the fall, before the first snowfall. Commercial routes are planned ahead of the season, and a site walk now gives you a written scope and price before you need it.
