Sod Installation in Scarborough & North York
A Fresh Lawn Without the Wait
Some lawns are too far gone for overseeding to fix — bare patches, heavy weed infestation, grading problems, or damage left behind after a construction project. In those cases, new sod is the fastest way back to a lawn you'd actually want to look at. We've been installing sod across Scarborough and North York for over 15 years, and we know what it takes to get it to actually root and hold.
Proper sod installation starts before a single roll goes down. We strip the old turf, grade the soil to direct water away from your foundation, add topsoil or soil amendments where needed, and compact everything to a smooth, level surface. Skip any of that and you get a bumpy, poorly draining lawn that looks bad within the first year.
We source Kentucky Bluegrass sod from local Ontario growers. It's cut fresh and installed the same day so the roots don't dry out before they're back in the ground. After installation, we walk you through the watering schedule and first-mow timing so the new lawn establishes properly instead of stressing out in the first few weeks.
Whether it's a full front-and-back re-sod or a patch job on one worn section, call 647-893-3876 for a free on-site quote.

Removal & Installation Process
How we handle every sod installation from old turf to first watering.
Old Lawn Removal
We strip the existing turf and weeds down to bare soil so the new sod isn't fighting old roots.
Soil Grading
Soil is graded and levelled to direct water away from your foundation and eliminate low spots.
Sod Installation
Fresh Kentucky Bluegrass sod, cut and installed the same day it's delivered so the roots stay healthy.
Rolling & First Watering
We roll the sod for full soil contact and walk you through the first watering before we leave.
Sod We Install
- Kentucky Bluegrass — our standard for most Scarborough and North York lawns. Dense, deep green, handles foot traffic and recovers well from wear.
- Shade-tolerant fescue blend — for yards with heavy mature-tree canopy where Bluegrass thins out. We'll flag this during the on-site quote if your lot needs it.
Best Time to Install
Spring and early fall are the strongest windows — cooler temperatures and natural rainfall mean less supplemental watering to get the sod rooted. We install May through October; summer installs work fine but need closer watering attention in the heat.
Aftercare Watering Schedule
We walk you through this in person after installation — here's the general timeline.
Week 1
Water twice daily — early morning and late afternoon — until the top 2-3 inches of soil stay consistently moist.
Week 2
Reduce to once daily. Roots are starting to anchor into the graded soil below.
Week 3
Water every other day. Avoid mowing until the sod resists a gentle tug — usually by the end of this week.
Week 4+
Transition to a normal deep-watering schedule, about 1 inch per week. Most lawns are fully rooted and ready for regular use by now.
What Affects the Cost
Sod installation including soil prep, grading, and Kentucky Bluegrass typically runs $3 to $5 per square foot installed. A typical front-and-back yard runs $3,000 to $6,000. What moves you up or down that range:

Sod Installation FAQs
How much does sod installation cost in Scarborough?
Sod installation including soil prep, grading, and Kentucky Bluegrass typically runs $3 to $5 per square foot installed. A typical front and back yard runs $3,000 to $6,000 depending on how much grading and old-turf removal is involved. We quote on-site after seeing the property.
What's the best time of year to lay sod in Scarborough or North York?
Spring and early fall are the two best windows. Cooler temperatures and more natural rainfall mean the sod needs less supplemental watering to root in. Sod can also be installed through summer, but it needs closer watering attention in the heat. We install May through October.
How long before I can walk on new sod?
Stay off it for the first two weeks while the roots establish. Light foot traffic is fine after two to three weeks. Most lawns are fully rooted and ready for kids, pets, and regular use after about four weeks with proper watering.
Can you lay sod over my existing lawn?
No. Sod laid over existing grass or weeds gets poor root contact and fails within a season. We strip the old turf and prepare the soil first — it costs a bit more upfront but it's the only way the new lawn actually takes.
What type of sod do you install?
Kentucky Bluegrass, sourced from local Ontario growers, is our standard — it's dense, handles foot traffic well, and is the top performer for Scarborough and North York lawns. For yards with heavy tree canopy, we'll talk through a shade-tolerant fescue blend instead, since Bluegrass thins out under deep shade.
Is sod better than seeding a new lawn?
Sod gives you a usable lawn in 3-4 weeks. Seeding costs less but takes 8-12 weeks to fill in and is vulnerable to washout, birds, and weeds while it establishes. If you want the yard usable this season, sod is the faster route.
Do you serve North York for sod installation too?
Yes. We install sod throughout Scarborough, North York, and Pickering — including Don Mills, Parkwoods, Victoria Park, and Bayview Village on the North York side.
