How Ice Management Is Scoped
Plowing removes the snow. Ice management deals with what's left: the thin layer that refreezes overnight, the melt that runs across an entrance, and freezing rain.
What gets treated
At the site walk we mark which surfaces you want treated: the whole lot, walkways and entrances only, or a mix. Ice-prone spots like shaded entrances, downspout runoff, and slopes get noted.
The right product for the temperature
Rock salt works in milder cold; treated salt or calcium chloride is used when it gets colder. The product is matched to conditions, not one bag for every storm.
Freezing rain
Ice events are handled separately from the snow trigger. When freezing rain is forecast, surfaces can be pre-treated so ice doesn't bond to the pavement.
Priced as its own line
Ice management is never bundled in silently. It is a separate line in your written seasonal scope, priced at the site walk, so you can see exactly what you're paying for.
Paired With Your Seasonal Plowing Contract
Ice management is added to a seasonal commercial snow contract, so the same crew that plows your lot treats it on the same before-hours route. One written scope covers both, one contact handles both, and every visit goes in the service log.

Commercial Ice Management: Questions
What is commercial ice management?
It's the salting and de-icing side of winter property care: treating parking lots, walkways, entrances, steps, ramps and loading areas so they stay safer to walk and drive on after snow is cleared and through freeze-thaw swings and freezing rain.
Is salting included with commercial snow plowing?
No. Ice management is scoped and priced separately at the site walk, then added as its own line in your seasonal contract. That way you choose which surfaces are treated and see the cost clearly.
How is commercial ice management priced?
As part of a seasonal contract, never per visit. The price depends on the area being treated, how ice-prone the surfaces are, and whether you want lots, walkways, or both. We quote it after walking the property.
What do you use to melt ice?
Rock salt, treated salt or calcium chloride, depending on the temperature. Colder conditions need a product that keeps working when plain rock salt slows down.
Do you keep a record of salt applications?
Yes. Every visit is logged with the date, time and work done, including treatments, so you have a record on file if anyone asks what was done and when.
Which areas do you cover?
Commercial properties in Scarborough, Pickering and North York only. Keeping the area tight is what lets us run before-hours routes.
