A seasonal contract should read like a term sheet, not a brochure. These are the terms every commercial agreement spells out before the season starts.
Season coverage
November through April, one flat seasonal rate. No per-storm invoicing, no surprise charges after a heavy month.
Trigger depth
Standard 5 cm trigger, set per site when you sign. Some properties want clearing on any measurable snowfall — the trigger is yours to choose and adjust.
Before-hours priority
Commercial routes run first. Crews start as early as 4 AM on overnight storms so lots and entrances are clear before staff and customers arrive.
Salting & ice management
Salt and ice-melt application on cleared surfaces is part of every visit — rock salt, treated salt, or calcium chloride depending on temperature. Freezing-rain events get their own response, including pre-treatment when it's forecast.
Per-visit service records
Every visit is logged: date, time, and work performed. If a slip-and-fall claim ever lands on your desk, you have the paper trail your insurer will ask for.
Proof of insurance

- Lot size and layout — islands, tight corners, and where the snow can be piled
- Walkway, entrance, and stair footage that needs hand-clearing
- Salting scope — lot, walkways, or both, and how ice-prone the surfaces are
- Your trigger depth and required-clear-by time
- Season length and whether you need hauling for large snow volumes

How does commercial snow removal pricing work?
Every commercial property is quoted after a free site walk. The price depends on lot size, walkway and entrance length, salting scope, your trigger depth, and how early the property needs to be clear. Most commercial clients choose a flat seasonal contract covering November through April; per-visit arrangements are available for properties that prefer them. We put the full scope in writing before the season starts.
What is the 15% new-client promotion?
If you're a commercial property currently paying another provider for snow and ice management, we'll quote your property at 15% below your current provider's rates — while keeping the quality of our work and service top notch. It applies to new commercial clients, and some conditions may apply; we confirm everything in writing at the site walk.
When should we sign a snow removal contract for this winter?
September and October. Commercial routes are built in the fall, and route position decides how early your property gets cleared on a storm morning. Properties that sign after the first snowfall take whatever route capacity is left — which is why property managers who've been burned once tend to sign early the next year.
Do you clear before business hours?
Yes — that's the point of a commercial route. On overnight storms our crews start as early as 4 AM so parking lots, walkways, and entrances are clear before staff and customers arrive. Your required-clear-by time is set in the contract and your property is routed accordingly.
Are you insured for commercial snow work?
Yes. Dawn Till Dusk carries full liability insurance specifically covering snow removal and ice management operations, and we provide a certificate of insurance on request — most property managers ask for it before signing, and we'd be surprised if you didn't.
What records do we get for slip-and-fall protection?
Every visit is logged with the date, time, and work performed — clearing, salting, or both. If a claim is ever made against your property, that service log is the first thing your insurer and lawyer will ask for. It comes standard with every commercial contract, not as an add-on.
What happens during an ice storm or freezing rain?
Ice events are treated as priority responses, separate from the snow trigger. When freezing rain is forecast we can pre-treat lots and walkways so ice doesn't bond to the pavement, then return for additional applications through the event. Keeping surfaces safe through an ice event matters more for liability than any snowfall.
